1. "The Price"   With the large inventory to choose from you must price your home to sell. The price is the most important factor in selling a home in any market and you must price it correctly the first time. The idea of pricing a home high and hoping for a buyer to magically appear does not work. Price reduction after price reduction will only hurt the potential sale of your property in the long run. The first 8 weeks on the market is the most critical time for your property. After much time on the market and several price reductions your property becomes stale. Potential buyers begin to wonder if there is anything wrong with the property and why no one has purchased it. Let me show you what your property will bring in this market. I will show you what has sold, what is currently for sale, and what could not sell and at what price. I will give you a total evaluation on the property and give my professional suggestion for a listing price.

2. "The Marketing"  This is where I get your property sold. The days of newspaper and magazine advertisements are long gone at this point. Internet has completely revolutionized the way Real Estate is marketed...and sold! Already, 80% of buyers used the Internet to help find a home, according to the National Association of Realtors. This is a fact, buyers are searching online long before they even speak to a Realtor. I use this to my advantage and devote most of my marketing to the Internet. All of my listings are prominently shown on my site to get the best possible exposure for all of my clients. I have Destin Real Estate aritcles, Destin market statistics, and Destin area updates to keep people coming back to this site. My site is quickly moving up the search engines for maximum exposure. I also pay a monthly fee on Yahoo.com and Google.com. If anyone types in "Destin Homes" I will be in the top three every single time. I keep an accurate and updated website which makes it a successful marketing tool. I am currently receiving approximately 8 buyer leads per week from around the country. Obtaining outside buyers is a key to selling Destin properties in this market!

Representation of your property- This is the single biggest mistake that agents make when listing or advertising a Destin property. Is a Realtor going to show your property if they look in the MLS and see 5 blurry photos and a 3 line description? Most likely not! I make sure that I take plenty of quality photos of the home and neighborhood. I also add a virtual tour to each of my listings for added appeal. Realtor.com- Realtor.com is the #1 Real Estate website in the world. The website draws around 4 million people per month. You can't beat that kind of advertising! All MLS listings are automatically uploaded to Realtor.com free of charge. The problem is that the regular listing only allows for six pictures and no verbiage! How well is that going to sell a home? I have included the enhanced Realtor.com package into my marketing. This allows me to upload up to 25 photos per property, plenty of verbiage describing the property, and a virtual tour. My Destin listings pop up in searches and are highlighted to stand out. I have also purchased full top and side banners to draw more people to my site. These grab the attention of potential buyers and draw them to my site. Why not take advantage of the #1 internet resource available?

International Database- I have acquired an international database of potential buyers through my years of work. Every time I meet someone who may one day be interested in the Destin market I add them to my database. Without a doubt I am one of the best in the business at client relations management. I send out monthly statistics, Destin area updates, and all of my new Destin listings to my database. These are then forwarded to friends and family of those people. Your property hits the eyes of thosands just as soon as it is listed. I also have Realtors from all over the southeast that I send my listings to. The professional flyer that you saw about will be sent to at least 2,000 people within days of listing your property.

The MLS- This is the most simplistic and possibly the most important of all the advertising. The Mulitple Listing System or MLS is the Realtor database used to see all available listings. Once your property is entered into the MLS it hits the "Hot Sheet." The Hot Sheet is a listing of all new Destin listings, price changes, pending sales, sold properties, etc, for that day. This is why the representation and price of your property is so important at the time it is entered into the MLS. I will never enter your property without it being fully prepared to be seen by hundreds of Realtors that day.

Emerald Coast Homes Online- This is an excellent website sponsored by our local association of Realtors. All of my client's Destin properties will be displayed on this site.

LuxuryHomesNetwork.com- This is a luxury homes website dedicated to the high end buyers. I use this an excellent marketing tool of all high end Destin properties.

These are just a few of the tools that I use to market and sell my Destin properties. I do not overload myself with listings that will not sell. Many agents take on several hundred listings to make more money. I prefer to only take on listings that will be priced correctly and sell. I want to be able to service each and every client that I work with. You will never be pushed off to an assistant for anything! You deal directly with me and will stay updated throughout the entire process.
